Larry Hagman Is Not the Only Star Who Lived in Dallas: Here's ...

Update, Monday December 3: ?360 degree views of Big D from this penthouse including a rooftop terrace with view of the bridge:. 2635 sf. 3 bedrooms, 4 baths, formal dining. And oh yes, it?s leased!

Ah, the Maple Terrace. Dallas? very first ?million dollar apartment house?, and no barf beige! The elegant stucco Dallas Landmark was built in 1927 and has been?like a hip private club for interior decorators, fashion stylists, architects, and countless creatively inclined others, including movie stars like Greer Garson, Shirley MacLaine, Zsa Zsa Gabor, ?Dean Martin, Jerry Lewis,?and?Judy Garland.

Now the penthouse where Judy Garland lived is available for a mere $3800 a month. Call Andy Bearden for more info at?817-658-3924.

When it was designed in 1925 by English architect Sir Alfred Blossom, Maple Terrace boasted the largest slosh of stucco in the world. And it has always had one of the best locations in Dallas.

Circle back to 2001/2002, beginning of the real estate boom. The Maple Terrace was in real estate purgatory, waiting to be converted from a creaking old (but glam) apartment building into a glamorous boutique hotel, which never happened. Renters were asked to move out of the building, but the $87 million project was scuttled the next year before work ever began.?Flash forward to 2005 when we were all giddy with real estate delight:?the owners, which include Trammell Crow Co., told us the historic building would be turned into luxury condos. Not only would the 81-unit tower get a re-do ? that post boutique hotel fiasco had left things a bit seedy ? but Dallas was on condominium steroids: a new tower with 170 more condos would be built behind it!

Here is what the broker told Steve Brown at the Dallas Morning News (paywall):

?It?s being sold as an income-producing property, but it is also a future redevelopment play,? said broker Lindsay Allen of Apartment Realty Advisors, which is handling the sale. ?There is a building site behind it that?s been approved for 16 stories of construction.?

It is amazing to look at this building and imagine it once embodied Dallas glamour. Just down the street the Azure, the fast-rising Stoneleigh, the Ritz and Museum Tower boast ?reflective glass (sorry), bamboo flooring, Poggenpohl and kitchens, sleek stainless and vessel sinks. Maple Terrace is an anomaly, albeit an historic one. There are no washer or dryer connections. Plumbing is copper from 1925, what does that tell you? Central air and heat were added in the 1960s, which means no individual unit thermostats. Like a dormitory, residents wait for the building to decide when to turn on air and heat each season. You might want to include The Maple Terrace in a school tour for elementary students to see what a radiator looks like. As for the kitchens, this was when everyone had ?The Help? and they are about the size of a Preston Hollow pantry. There are still Otis elevators from the 1920s, with their original brass gates, which actually work better than those new fob/security elevatrors in many new buildings.

Trivia: Mark Cuban?s Preston Hollow home was built on the site of the original home of the Otis Elevator family. Question for you: who built that home? Hint: he?s a Candy-Approved builder, one of the greatest in town.

So why does everyone want to live at The Maple Terrace? Why does it have a 90% plus occupancy rate and ?actually, this may be the only available unit? What do locals like interior designer?Ike Isenhour,?Mimi Tullis, a?retired interior decorator who moved into the building in 1959 and stayed there ? writer and food critic?Mary Malouf (any relation to Richard?),?Angus Wynne, architect?Lynn Barnard, retailer?Ken Knight, interior designer?Jacklyn Butler (she did Eleanor Mowery Sheet?s home), designers?Jan Martin,?John Bobbitt and countless creative others see in The Maple Terrace?

Art deco moldings, arches everywhere, original terra tiled floors, charming fireplace mantels, plaster walls, huge windows, brass fire hose spigots, those brass elevator gates that make you think you are in Paris. Apparently you have the freedom to paint and renovate one?s apartment at will, none of that barf beige required everywhere.

Like I think if I leased, and if I could get enough marble around the bathtub to hold my champagne glasses (and ice bucket), I?d live at the Maple Terrace.

It?s kind of kooky chic. And there?s got to be great wall vibes (my newest way to describe house joujou) from all the creative residents. I love that!

Why the '12 Days of Christmas' list is for the birds

Shopping online for all the birds in the classic "The 12 Days of Christmas" can be an exercise in patience and frustration. Plus it can be darned expensive.

By Ben Popken, TODAY contributor

We're sure you heard the big news: It now costs over $107,000 if you were to buy all the items listed in the "12 Days of Christmas" song, according to PNC Wealth Management's annual "Christmas Price Index," or "CPI" as it's so very cleverly referred to. But that's not the whole story, because six of the items in the list are birds. ?

What if you really want to buy all those birds for your "true love," and you wanted to buy them them online?

PNC got their numbers for the birds from the National Aviary in Pittsburgh, and they, of course, don't have an online retail store. And where do you get a "French Hen," or a "Calling Bird," let alone four of them??

Shopping for all the birds in the song online is a real budget buster, especially when you consider shipping. After all, you can't exactly get the supplies for shipping a live goose "a-laying" at Kinko's.

Many of the providers are small farms that have their own websites, and are listed here for example, and for humorous purposes. OK, mainly the latter. Another big caveat is that most hatcheries require you to place your order in advance for the next round of breeding and are already sold out for 2012. It's also a lot easier and cheaper to buy birds as chicks or eggs, and then grow them to size, rather than trying to buy and then having?breeders ship an adult bird. For that you're better off driving up to a few farms to fill?your order. So, start planning ahead for Christmas 2013!

Also, yes, PNC provides an index showing the online cost of buying these items that's costlier than the main index that gets reported. But it doesn't receive as much attention and we wanted to go check out the online prices ourselves and compare them to the central Christmas Price Index.

Last, owning another living creature is a right and a?privilege?and you shouldn't place any real orders, let alone as a joke, unless the recipient can truly care for it as long as they own it.?

That said, ho ho ho and fa la la la la, let's dive in.

7 Swans-a-Swimming

Swans mate for life, so to get seven you're going to need to buy eight. Maybe you can use the extra as backup in case one of the swans is a poor swimmer. Purelypoultry.com is a site for a?small farm in Fremont, Wis., that also subcontracts orders to other hatcheries and breeders. It's like drop shipping for cygnets instead of cellphones. They?sell pairs of black-necked swans directly online for $4,500, with a $400 shipping cost. Not to your doorstep, however, but to your local post office. It's not exactly the kind of item you can leave next to the newspaper and stable boy statue.

Let's not forget either that the swans are supposed to be "a-swimming." For that, you can get four kiddie pools on Amazon for?$79.96. You need four because swans are very territorial. The National Aviary quoted $7,000, an 11.1 percent increase from last year, but our online shopping cart total came to?$19,679.96.

The cost of this one item alone means you'll be well over $107,000 if you were to buy up all the items in the "12 days of Christmas" song.

6 Geese-A-Laying

There's a big problem with this part of the tune.?Geese usually lay their eggs in the spring, and Christmas is usually in December. And by usually I mean always. So tell your true love that these geese will be "a-laying" in a few months from now.

Another note of discord is that in order to get six geese making goslings, you'll need a dozen geese in all. Six females, and six male partners, as geese are?monogamous. At metzerfarms.com, they're sold out for 2012, so you might as well place an order for twelve goslings and grow them to size in time for the next holiday season. Prices for 2013 aren't set yet, but in 2012 it was twelve Roman Tufted goslings for?$16.09 each, plus free shipping! That beats the National Aviary quoted price of $210 -- a 29.6 percent increase from last year, by the way, reflecting this year's drought and the ensuing skyrocketing price of grain. Total: $193.08

4 Calling Birds

What the heck is a "calling bird?" In the oldest extant written version of the song, the items in this verse were listed as "canary birds." Later versions switched it to "colly birds," "colly" being a term for "coal-covered," i.e. "blackbirds." That's sort of a weird holiday gift, so let's stick with those cute little chirpers.?

It was hard to find a reputable-looking online store selling canaries but there are a slew of private breeders. Caveat emptor in this dodgy world full of shady characters, so check out their selling history and ask for references. The cost range was?$60-$100 per bird, plus around $40 shipping. Total: $280-$560, which means the National Aviary's price of $519.96 came in at the high end.

Their price was the same last year, perhaps reflecting stability and low costs in the domestic coal market.

3 French Hens

Hens? We got those. What makes a French hen? Does it wear a beret? Well how about the "Houdan," a breed of hen native to France, boasting an eye-catching mottled plumage, a large crest that makes it look like it's going to a masquerade ball, and five toes instead of the usual four. The French, always on the avante-garde of fashion.

Billing itself as?"The Web's Source for Waterfowl, Chickens, and Game Birds," eFowl.com sells a minimum order of fifteen chicks for $2.59 each, plus a $9.99 small order charge for being under 26 chicks. Like the geese, you'll need to acquire these for the spring and raise them for your true love's holiday package by winter.?Rearing them yourself and absorbing the corn costs handily saves you $116.16 off the Christmas Price Index. Total: $48.44

2 Turtle Doves

Turtle doves are a bit harder to come by. Strombergschickens.com listed pairs for $215 shipped, a bit pricier than the CPI listing of $125, but their farm isn't selling them anymore. However, a nationwide search of Craigslist turned up a guy in Michigan selling the deuce for $12. He didn't respond to inquiries about shipping, so we're left to assume you have to pick them up yourself. Total: $12, plus cost of plane ticket and car rental.

And a partridge...?

If you want to order partridges online, you'll have to get them as a chick or an egg, and you can't get just one. Every site we saw had a minimum of 30-50 partridges. Cacklehatchery?had 30 at $2.67 each for $80.10, plus $23.10 shipped at 1 day of age and a guaranteed 2-3 day delivery. Total: $103.20, a bit more dear than the the CPI's $15.

...in a pear tree.

One 6-7 ft Ayers Pear Tree, large enough to support the weight of a partridge, could be had at The Nursery at Ty Ty for $59.75?plus $20 shipping. The CPI's cost listing was $189.99. Our?Total: $79.75.

Stevie Wonder cancels show at Israel Defense Forces fundraiser

LOS ANGELES (Reuters) - Veteran singer and United Nations Messenger of Peace Stevie Wonder has canceled a planned performance for the Friends of the Israel Defense Forces after several organizations asked him not to perform.

The soul singer, 62, was scheduled to sing at a December 6 fundraising gala in Los Angeles hosted by the Friends of the Israel Defense Forces (FIDF), an organization set up to help those serving in the Israel Defense Forces and families of fallen soldiers.

"Given the current and very delicate situation in the Middle East, and with a heart that has always cried out for world unity, I will not be performing at the FIDF Gala," Wonder said in a statement sent to Reuters by his spokeswoman.

Wonder said he would make contributions to organizations that support Israeli and Palestinian children with disabilities.

The singer added that as a Messenger of Peace, a title he's held since 2009, "I am and have always been against war, any war, anywhere."

According to a statement from the US Campaign to End the Israeli Occupation, a coalition that aims to change U.S. policy toward Palestine and Israel and support human rights and equality, Wonder's decision came after a "growing outcry" from several organizations and three international signed petitions.

The protest is part of a "cultural boycott" led by organizations that oppose Israel's occupation of Palestinian territories, the statement said.

Billionaire Ads - Business Insider

Martin Sorrell, founder of the world?s biggest advertising firm, said online promotions are set to boom in India, spurred by investments in retail by billionaires Mukesh Ambani and Sunil Mittal.

Digital advertising at the Indian operations of Sorrell?s WPP Plc may account for 20 percent of revenue in the next seven to 10 years, from 10 percent, Sorrell said in an interview in Mumbai.

WPP reported $500 million of sales in the nation last year, he said. India, in September, allowed overseas multibrand retailers to own up to 51 percent in store operators in Asia?s third-largest economy.

?People like Mukesh Ambani and Sunil Mittal are making big bets in retail, big investments,? said Sorrell. ?The Indian population, particularly youngsters, are quite facile with technology. As mobile phones become more widespread and as the cost comes down, I think you?ll see greater use.?

Ambani?s Reliance Industries Ltd. and Mittal, who has a wholesale venture with Wal-Mart Stores Inc. are increasing spending on retail stores to tap a market that Technopak Advisors Pvt. estimates will expand to $725 billion by 2017. Rising use of mobile devices in the nation with the world?s largest population under 30 will spur digital ad sales, according to Sorrell. India has more wireless connections than the combined inhabitants in the U.S., euro area and Japan.

Spending on ads ?is going to be driven in a large part by consumer goods, retail companies and the mediums that they are choosing are mobile and social media,? said Neha Gupta, an analyst at Gartner Inc. in New Delhi. ?Their interest in spending in these areas has drastically increased.?

Brooks, Wal-Mart

Reliance Industries, which operates the world?s largest refining complex, in June announced a joint venture with Brooks Brothers to sell suits, sportswear and accessories in India. That adds to the more than 1,300 Reliance stores offering products from groceries to Apple Inc. iPads.

Ambani, who ranks 21st on the Bloomberg Billionaires Index with a net worth of $21.9 billion, in June pledged to boost revenue from his retail operations at least fivefold from the current 76 billion rupees ($1.4 billion) within four years. Reliance Retail will have some of the company?s highest growth rates and earnings potential, Ambani, 55, told shareholders.

Wal-Mart, the world?s largest retailer, is in talks with partner Bharti Enterprises Ltd. about opening retail outlets in India after the government eased rules for foreign ownership in multibrand store chains.

Wal-Mart, which operates 17 wholesale outlets at its venture in the South Asian country, will take 12-18 months to open retail stores in the world?s second-most populous country, Scott Price, head of Wal-Mart?s Asia operations, said in a Sept. 21 interview in Hong Kong.

?Access Point?

Ambani and Mittal, India?s 8th richest man with a net worth of $7 billion, have also invested significantly in telecommunications. Mittal?s Bharti Airtel Ltd. is India?s biggest mobile-phone operator while Ambani is readying a 4G network in order to tap demand for high-speed wireless Internet.

Retail and consumption will spur advertising spending and the increased adoption of smartphones will contribute to driving more ads online and on to mobile handsets, Sorrell said.

?Mobile is a cheap form of access to the Internet,? Sorrell said. ?In India, China, Russia, Brazil -- these markets will leapfrog what we saw in the mature markets, which was use of the PC. They will skip to mobile. The smartphone, mobile advertising -- that will be the access point.?

Internet advertising spending is projected to increase 15 percent in 2013, while total ad growth will be weaker on concerns about Europe, the U.S. budget and the lack of major media events next year, according to Zenith Optimedia Group Ltd. Global Web ad spending is expected to jump to $101.8 billion next year from $88.4 billion, according to Zenith.

Mobile Ads

Mobile ads, which still make up a smaller part of total spending, may grow 51 percent worldwide to $9.7 billion, according to New York-based EMarketer Inc.

In India, Google Inc. expects Internet users to more than double to 300 million by 2015, making it the world?s largest Internet market after China. The number of Internet users in India is growing at a rate of 38 percent a year, from 137 million users in October, according to Rajan Anandan, managing director of Google India.

India may increase its base of active mobile-phone subscribers to more than 872 million at the end of 2015, according to researcher Gartner Inc. The nation of 1.2 billion people, where only 3.1 percent of households had computers or laptops with Internet access as of the 2011 census, had 699 million active mobile subscribers in September, according to the Telecom Regulatory Authority of India.

?No Olympics?

Spending on online advertising in India will surge 54 percent to 43.9 billion rupees at the end of March, from 28.5 billion rupees a year earlier, according to IMRB International, a unit of WPP, the world?s biggest advertising company.

WPP, based in Dublin, slashed its full-year sales growth target for the second time in two months on Oct. 25, after clients in North America and Europe cut spending.

?2013 has no events; it has no Olympics, it has no World Cup, no elections,? Sorrell said. ?2014 has the Brazilian World Cup, the Sochi winter Olympics, and of course we have another election in America. We?re likely to see significant spending again.?

WPP, which employs 14,000 people in China and 12,000 in India, is upbeat about the outlook for both the markets, the 67- year-old chief executive said.

?We are India bulls as well as China bulls,? Sorrell said of the Asian nation that has become WPP?s third-largest market, contributing $1.3 billion of annual revenue. While growth in China will be driven by urbanization, India has ?big scope for growth? in advertising and marketing, as well as retail and distribution, he said.

(AP) ? Nick Florence and other Baylor seniors have told Lache Seastrunk over the past few months to finish strong on his runs.

The sophomore running back took that advice to heart Saturday.

Seastrunk rushed for 178 yards, including diving in to complete a 76-yard touchdown run after cramping up, and Florence passed for 296 yards to lead Baylor past No. 24 Oklahoma State 41-34.

Oklahoma State had cut Baylor's lead to 34-27 when Seastrunk broke free up the middle on a play that looked similar to his 80-yard touchdown that sealed an upset win over Kansas State on Nov. 17.

Seastrunk raced past three Cowboys defenders before he began to pull up about 25 yards short of the end zone. After stumbling just past the goal line, Seastrunk remained on the ground for a couple of minutes before limping off the field.

Bears coach Art Briles said Seastrunk experienced leg cramps on his last carry of the game.

"We've been harping on him about finishing," Florence said. "For someone to cramp and pull up like that, that's inspiring. He's an outstanding player."

Baylor (7-5, 4-5 Big 12) has won at least seven games in three straight seasons - the first time the Bears have done that since 1949-51.

After Baylor lost at Oklahoma on Nov. 10, it didn't appear a third straight bowl game was in Baylor's future.

The Bears pulled off a 52-24 upset over Kansas State, which took over the No. 1 spot in the BCS rankings before traveling to Waco, and then rallied from an early two-touchdown deficit to win in overtime against Texas Tech.

Baylor finished off its regular season by beating Oklahoma State for only the second time in their last 17 meetings.

"The food is going to taste good for the next three weeks," Briles said. "The guys feel good about the way they finished the season."

J.W. Walsh rushed for two touchdowns and Josh Stewart had 147 yards receiving for Oklahoma State (7-5, 5-4), who was coming off a 51-48 overtime loss last weekend to Oklahoma in the Bedlam rivalry.

Clint Chelf threw an 18-yard touchdown pass to David Glidden to make it 41-34 with 1:16 left in the game.

Baylor recovered the ensuing onside kick and ran out the clock to secure its third straight victory. The Bears had lost six in a row to the Cowboys by an average of 31.7 points.

"In order to be a good football team like we've been the last few years here where we've won so many games, you have to be able to win on the road," Oklahoma State coach Mike Gundy said. "That comes with experience and maturity. We didn't really have that today."

Bears linebacker Eddie Lackey returned an interception for a touchdown in the first quarter to help Baylor jump out to a 21-point lead in the first half.

Florence threw a 75-yard touchdown pass to Tevin Reese and the senior quarterback also rushed for 71 yards and a score in the final home game of his career.

Florence has thrown for 4,121 yards this season and is 172 yards shy of breaking the school's single-season passing mark, which Robert Griffin III set last season.

"To be playing our best ball at the end of year is what you want to do," Florence said. "We want to carry on the streak and get to eight wins. We're hot right now and our goal is stay hot."

After sputtering offensively most of the second half, Oklahoma State drove 88 yards to make it 34-27 on Walsh's 4-yard touchdown run with 5:30 left in the game.

On the next play from scrimmage, Seastrunk broke loose for his 76-yard touchdown. As soon as he crossed the goal line, the Baylor crowd began chanting his name.

The Baylor medical staff rushed onto the field when Seastrunk stayed down on the ground. Seastrunk remained on the sideline the rest of the way after limping off the field, but he didn't return to the game.

"We gave up big plays because we were not in the right position," Oklahoma State senior linebacker Alex Elkins said. "They capitalized. It's going to happen."

The Bears took the lead for good early on Lackey's second interception return for a touchdown in two games.

The junior linebacker picked off a short pass in the flat and ran untouched for a 26-yard touchdown that gave Baylor a 10-3 lead with 7:58 remaining in the first quarter.

The Bears scored on their next two possessions to build a 24-3 lead. Glasco Martin powered in for a 2-yard touchdown run to cap a 16-play, 98-yard drive.

Florence then found Reese for a 75-yard touchdown pass. Reese caught the ball at the 40 and raced past three Oklahoma State defenders into the end zone.

The Cowboys got within 24-17 with consecutive touchdowns. Walsh had a 1-yard run and Chelf threw a 15-yard scoring pass to Stewart.

Chelf was 30 of 51 for 333 yards with two touchdowns and two interceptions.

Florence's 3-yard touchdown run made it 31-17 with 3:33 left in the first half.

Oklahoma State tight end Blake Jackson dropped two potential touchdown passes in the game. He had one on the Cowboys' first drive of the game and again early in the third quarter.

The Cowboys were able to kick field goals after the drops, including Quinn Sharp's 43-yarder in the third quarter that made it 31-20.
